Our strategy is supported by the Partners & senior staff of our business who are responsible for ensuring that the principles of sustainable ESG are incorporated not only into our investment analysis and investment decision making processes but also into the day-to-day management & governance of our business.

Our ESG strategy seeks to ensure that environment, social and governance issues are fundamental in our practices from fund management, to asset management and property level. ESG audits at the outset of investment cycles enable us to incorporate ESG initiatives as a cornerstone of all decision making and business planning and tin doing so we aim to create symbiosis between financial motivations and ESG enhancement.

Certification:

as a member of PLGBC (Polish Green Building Council) under broader Group initiatives we pay special attention to green building solutions. Most of assets acquired or under acquisition in Logistic sector have been granted BREEAM certification and those without will be going through BREAM in use certification.

In connection with the BREEAM In-Use certification, energy and water consumption monitoring began with the implementation of energy and water procedures at REINO IO facilities.

The procedures familiarize tenants with the possibilities and principles of metering at the REINO IO Bielsko-Biala logistics park in Mazancowice, and indicate how energy and water consumption data are reported, as well as targets for the coming years. Setting targets and informing tenants of good energy and water management practices is expected to allow them to reduce energy and water consumption to the extent available.

Targets for 2023-2025 for water consumption:

  • Water monitoring values will be compared with those of past months and years in order to observe any anomalies and take appropriate corrective actions, as well as measures to optimize and consequently reduce water consumption to the extent available.
  • Information on best water management practices will be provided to building users at least once a year.
  • Regular inspections will be carried out to ensure that water systems are in proper condition and leaks are avoided. Expired components will be replaced preventively after inspections. The response time for reporting a defect in water systems will be 2h from the time of reporting on a 24/7 basis.
  • Whenever new equipment is specified and purchased, water-efficient equipment and components will be the preferred choice. The proposed limits for equipment and components are as follows:
    • Toilets – preferred flush – 3/6 l/flush
    • Urinals – 1 l/flush
    • Sink faucets – 4 l/minute
    • Shower – 8 l/min
    • Washing machine – 12 l/kg
    • Dishwasher – 7 liters per basket
  • If significant changes are made to the buildings – renovations, new finishes, the installation of a water leak detection system will be considered, if possible and economically justified.
  • There will be selected native plant species that can thrive without additional watering due to climate change and limited water resources.

 

Targets for 2023-2025 for energy consumption:

  • This procedure will be made available to tenants. In addition, basic information on best energy management practices will be provided to building users.
  • Regular inspections will be carried out to ensure that installations are in proper condition with proper maintenance. At least once a year, the action plan, known as the Action Plan, will be reviewed to ensure that the necessary actions are implemented and budgeted for.
  • Whenever new equipment is to be purchased, energy-efficient equipment and components will be identified and purchased. The preferred choice will be the higher energy efficiency class.
  • When significant changes are made to the buildings (renovations, new finishes) and at least once a year, lighting and equipment schedules with parameters and settings will be reviewed and adjusted as necessary to the extent available to the Owner.
  • When significant changes are made to the buildings, including renovations, new finishes, the installation of LED lighting systems and occupancy sensors will be considered, if applicable and economically justified.
  • The energy supply contract will be based on renewable energy sources, if such a tariff is available. The goal is to secure future supply due to limited global resources.
  • Energy consumption will be compared with previous months’ data and reported to the Owner. To the extent available to the Owner, optimization will be considered based on the energy consumption data.

Acceptance and revision of the procedure

Procedures will be reviewed frequently enough to ensure that they are up to date ie:

  • each time there is a change of Tenants or the entry of new Tenants,
  • each time there is a change in the types of systems or devices used that are responsible for water consumption,
  • each time there are changes in related procedures, i.e. at least in the management procedure and the environmental policy,
  • at least once a year.
