Construction of REINO IO Piotrków BTS – a state-of-the-art cross-dock facility of almost 27,000 sq m – has been completed in Piotrków Trybunalski. The investor is the POLISH LOGISTICS LLP (UK) platform managed by REINO IO Logistics, while Kajima Poland was responsible for the design and general contracting under a design-and-build contract.

Completion of the works was marked at an event attended by representatives of Grosvenor, REINO IO Logistics and Kajima Poland – the partners involved in delivering the scheme – together with representatives of the Piotrków Trybunalski city authorities. Construction was inaugurated on 9 October 2025 at a cornerstone-laying ceremony.

The REINO IO Piotrków BTS centre has been built on ul. Logistyczna, in one of the most important warehousing locations in central Poland, offering access to the A1 motorway, the S8 expressway and national road no. 74. The facility was designed from the ground up around the tenant’s advanced technical requirements and operational processes. The cross-dock area and the warehouse – designed to accommodate an automated sorting system – together cover 25,900 sq m. They are complemented by a two-storey office section of 1,682 sq m, designed with comfort and functionality of work in mind.

Kajima Poland was responsible for the full scope of design work, from the building permit design through to the detailed construction design, and subsequently for the comprehensive delivery of the construction works. The works were carried out using BIM modelling and digital tools for document management and progress monitoring.

Our role was not only to construct a logistics and distribution building, but also to create a solution that supports the efficiency of the tenant’s logistics processes from day one, ensures safe working conditions and optimises operating costs. At the heart of the new facility is the sorter and its sorting technology, and the entire building had to be adapted to it in structural, architectural and building services terms. The lifeblood of this investment is a purpose-designed, high-specification pavement system that allows goods to move smoothly and vehicles to manoeuvre easily – 96,000 sq m of yards, roads and parking areas in total,” says Maciej Runkiewicz, President of Kajima Poland.

REINO IO Piotrków BTS is the first development project delivered directly by REINO IO Logistics in the logistics park it manages in Piotrków Trybunalski. The investment represents a further stage in the growth of the complex and confirms the potential of a location which – thanks to its position in central Poland and its access to key transport corridors – plays a significant role in the national logistics market.

“REINO IO Piotrków BTS is a landmark project for us. It is the first building that we, as REINO IO Logistics, have delivered directly in a park under our own management, from the concept stage through to handover of the completed investment. Together with Kajima Poland, we have created a facility precisely tailored to the tenant’s complex operational needs. The completion of construction confirms the potential of Piotrków Trybunalski and our ambition to continue developing modern logistics infrastructure in Poland,” says Dorota Latkowska-Diniejko, President of REINO IO Logistics.

The investment was delivered on a site of approximately 154,000 sq m. Given the cross-docking nature of the facility, external infrastructure enabling efficient vehicle movement and the handling of high transport volumes forms an important part of the scheme. The combined area of yards, roads, car parks and other hard-standing surfaces totals approximately 96,000 sq m. Around 400 parking spaces have been created on site, including nearly 200 for HGVs.

The hall has 143 in-line loading docks and a column-free structure. The structural span is 55.6 m in the warehouse housing the sorter and 36.6 m in the cross-dock section. This solution allows the tenant’s technology to be laid out freely, without the constraints imposed by internal columns. To prepare the building for the sorting system, the floor slab was reinforced and thickened, a power supply was brought to the automation equipment, and the architecture, building services and lighting were adapted accordingly, including lighting installed beneath the technical platforms.

The project also includes approximately 28,000 sq m of green areas and an extensive relaxation zone for employees, featuring a volleyball court and an event space, among other amenities. An acoustic bund 5 m high and some 200 m long has been constructed along the eastern side of the site.

The scheme incorporates solutions that reduce energy consumption and the building’s environmental impact. A 450 kWp photovoltaic installation, sized to the tenant’s energy requirements, has been installed on the roof. The building is equipped with a hybrid heating system combining heat pumps with modulating gas radiant heaters, as well as four electric vehicle chargers.

The facility has been designed to achieve BREEAM environmental certification at the Excellent level. It also features advanced fire protection solutions, including a sprinkler system, a hydrant system, a smoke extraction system and a voice alarm system. Some of these have been delivered in accordance with NFPA and FM Global standards. Financing for the investment was provided by BNP Paribas Bank Polska S.A. under a Green Loan structure aligned with the LMA Green Loan Principles.
